Common area defects
I would like to share with our residence my recent corresponding with our Management Agent regarding my complaint on the defects.

Hi Mr Lim,
Thank you for your feedback.
1) We have checked and confirmed that the swimming pool LED lights were not lighted and had activated the swimming pool maintenance contractor and the lighting supplier for a joint inspection on Friday, 21 August 2009.
2) We have checked and found the rear side gate (facing Jalan Besar) to be in working order. Please let us have the access card that is unable to activate the side gate for our security system maintenance contractor to check.
3) The main contractor had previously adjusted the tension of the spring controlling the side gate opening. We have liaise with the main contractor to readjust the spring again.
4) According to our investigation, the letter "Y" at Blk 14 Level 5 Lift Lobby was damaged by a renovation contractor, which our technicians have since repaired.
5) It is stated in the visitor parking slip for visitors to park their vehicle at the visitors' car park lots and visitors are also verbally reminded at the main entrance to park in the visitor lots. We have instructed the security to increase their checking of the vehicles parked in the Basement Level 1.
6) We have previously highlighted the increase in caterpillars to both our landscape consultant and contractor and understand that the caterpillars are surfacing due to the hot weather. Nevertheless, we have instructed the contractor to increase the freqency in spraying of pesticide.
7) The installation of the coin-operated water dispenser is in line with the estate's eco friendly objective and to prevent wastage of water. You may wish to know that all income generated from the coin-operated water dispenser is deposited into the estate's maintenance fund account.
The security are trained and has been instructed to intercom the unit for verification before allowing visitor's entry thru the main entrance. We have instructed the security to step up their vigilance. We seek resident's cooperation to alert the security should they notice any suspicious characters in the estate.
9) We do not allow contractors to enter into the estate to put flyers in the letterbox, though we are aware that Singpost do distribute advertisements. We would be writing to Singpost to request that they stop distributing advertisements in our estate's letterbox.
10) It is stated in our Resident's Handbook that users of the gymnasium must be properly attired. We have instructed the Clubhouse security officer to increase their checking on the gymnasium users. We would like to seek resident's cooperation to alert the security if it was noted that any users were not properly attired.
11) The security and Management Office conduct daily checks on units hanging their laundry at the external facade and visit the affected unit to advise and request that the laundry be remove from the external facade.
12) Your feedback on handles for Bay Windows has been referred to the Developer and they would revert to you seperately.

Attached here are my feedback on the deficiencies that were observed at our Residences.
1. Swimming pool LED lights were out of order for the past two weeks.
2. Rear gate (facing Jalan Besar) unable to open with access card.
3. Front gate (facing City Squall Mall) very stiff. To adjust the tension (Difficult to open especially for children and old people).
4. Blk 14, Level 5 – Letter Y of LOBBY dangling. (almost drop off).
5. Visitors packing their vehicles at B1 instead of designated areas.
6. Caterpillars creeping on the wall entrance of at Blk 14 (facing City Square Mall) Ground level
7. Washing Bay is solely for Residence use. Why install pay for use lock on the tap? Isn’t our Maintenance cost covered?
8. Security is very lax. Any Tom, Dick and Harry can enter without question ask or verification from residence.
9. Advertisement flyer found in mailbox. How is it possible?
10. No strict implementation of wearing proper attire when using gym.
11. No strict implementation for prohibition of laundry on the external façade.
12. Door handles are only install at Window at Living Room. What about the Rooms with Bay Window? Very difficult to reach and dangerous.
We would appreciate your positive prompt actions and reply.

Children play pool water guns are not working
Any idea if anyone has feedback to the managing agent on the children play pool water guns are not working? Are they disabled because of misuse or they were really spoilt? Wanted to feedback to the managing agent but thought someone might have feedback earlier.
