Enhancing the value of CSR
First of all, I'd like to congratulate the 14 newly elected council members for our condo. I went to the special meeting at Foo Chow Building and did my part as a resident. I'm glad that 14 owners/residents from different fields/professions were chosen. This augurs well for the council as we certainly don't want a council consisting only of contractors or lawyers or teachers. The elected council consisting of accountant(s), businessmen, legal personnel, senior civil servants, IT specialist(s), teachers, home makers, etc. (if I remember correctly) were elected and this I believe, will provide checks and balances,
and ensure an informed group making up of expertise from other areas. I'm sure we appreciate their willingness to contribute to the running of the condo and the sacrifices they will have to make from time to time.
Now, I'd like to suggest that the Council look into the following areas in its effort to enhance the value of CSR:
1. Ensure that bicylces are not latched/locked to our metal frame. The locked bicycles, besides being unsightly, will spoil the paint and the quality of the fence. Give 1-2 weeks' warning, and get workers to cut the locks latched to our fence.
2. Get the police to issue summons to the motorcycles parked outside the gate leading to the public park. The number of motorcycles increases at weekend.
3. Brighten up the signage facing Kitchener Road and keep it brightly lit and clean.
4. Find some way(s) to at least deter outsiders who have no business in the condo to use the side gate at the main entrance to come into the condo. Spot check the facilities to make sure that only bona fide owners/tenants (or friends accompanied by them) use our facilities.
5. Get the cleaners to keep the toilets/bathrooms at the clubhouse and common areas in the clubhouse and the lift areas clean.
6. Check the floors to ensure that owners/tenants do not leave their shoes/plants in the common areas or even outside their doors. This would tarnish the image of the condo.
7. Recalcitrant owners/tenants should be penalised according to the by-laws of condos.
I strongly think that with the convenience, the mall, the eateries, and the cultural richness of the vicinity, CSR would gain in its value. This will of course depends on the competence of the current and future concils, the cooperation of the owners and tenants.

-Yoga, Yin and the MA have had meetings with LTA and TP. The solution may be to give the security the rights to issue warnings first and summons later via LTA.

I don't think that leaving a shoe rack outside your door is wrong but leaving items like potted plants on the corridor, which is a common area, is technically a no no. This needs to be educated to Owners and tenants alike.

no new by-laws enacted by the MC yet. or were there any enacted during the first AGM? (I wasn't present to find out. )
The new MC are looking to various issues that are "more vital" than others at the moment.
Please let us remember that the new MC have their own jobs and family to look after and thus may not be able to move as fast as everyone wants.
The new MC has been broken up into groups to address various issues.

Thank you very much for the response to my post regarding enhancing the value of CSR. The council members are doing their job on a voluntary basis, and deserve our sincere commendation and appreciation for the additional commitment and sacrifices they make, besides their regular commitments to their regular jobs and families. Besides them, each owner and tenant has a responsibility as well if we want our estate to be secure and clean. One of the first thing we could do is to help raise any (reasonable) concern to the MC, in a polite and civil manner.
As regards putting shoe racks outside, I think it is okay to put one outside one's door, but NOT in the common area. This would pose an eyesore.

I disagree that leaving a shoe rack outside the common corridor is ok. If leaving a shoe rack can be condoned then of coruse leaving potted plants should be condoned as well. How the common property especially maintained reflects a lot on the kind fo residents staying there. A tidy common corridor free of clutter would impress a would be buyer much more than an untidy one. Such small things makes a difference in a buyer's perception and does make an impact on the value of the condo. There are all sizes of shoe racks being placed at the corridor including some very bulky ones. I sincerely hope the committee will look into regularly reminding residents from removing all objects from the common corridor. Technically any item left at the common corridor can be construed as encroaching common property and is against strata rules.
Similarly MC have to look into residents hanging clothes outside on their windows which leaves a very bad impression.
For security, I suggest that MC should seriously look into employing an ex police officer to oversee the security guards. This person should be employed directly by MC. Security guards everywhere are the same and what makes a difference is the supervision and hwo they are chased to do their job. An independent officer employed by MA will make a difference. This has been proven at other condos with probelmatic security. Afterall we have lots of funds to introduce this.

I am also in favour that nothing, not even shoe rack should be allowed at the common area.
As regards to the clothes hanging outside the window, if one will to be at the pool around late afternoon around 4pm and look up at block 6, there is alway two brown towels at one of the low floor's window, almost every day of the week. How can the management or the security not see it when so many of them walk along the pool daily.

Sorry for miscommunicating my views across...
There's a bylaw which states that there should be no items to hamper with walking along common corridors as this may pose as a fire hazard. ~ something along the lines of this...
What I meant about the shoe rack is that we have an area outside our door that is still part of our property that is not on the common corridor.
It's ok to leave it there but NOT on the common corridor itself.
again, many people do not adhere to the above and this needs to be educated to them.

I'm living in blk 8.
Can i feedback and hopefully MC can look into this.
The door switch at the ground lobby to relocate further into the premises preventing stranger easily access to it by using their shoe, newspaper or anything that is an arm's length long.
I had seen strangers using their shoes to reach out to the access door switch and successfully open the gate.
This pose a security lapse.
I heard from the mgmt office. Blk 6 also has such issue.

I will speak to the management to fix it up.
It is easily rectifiable by installing an acrylic board using cable ties to increase the distance from the door to the switch.

Good idea, but will it be easily broken if using plastic? I remember the door stopper was broken many times. The one preventing the metal door from hitting the wall whenever someone open the door too hard.
It was screwed in with nail on to the cement wall.
Just my observation.
